What is Sale-Leaseback Accounting? A sale and leaseback transaction occurs when the seller transfers an asset to the buyer, and then leases the asset from the buyer. This arrangement most commonly occurs when the seller needs the funds associated with the asset being sold, despite still needing to occupy the space. A sale leaseback transaction that does not qualify for sales recognition would be considered a financing arrangement. No profit would be recognized, and the seller would retain the asset on its books as property, plant and equipment (as opposed to a right of use lease asset had the transaction qualified for sale leaseback accounting), even though it no longer legally owns the asset.
